Solid villa with plot of land and nice panoramic view situated in the
outskirts of a quiet village 110 km northeast from Sofia, Bulgaria.
The villa has two floors connected via internal staircase. The ground
level holds terrace, corridor, living room with kitchenette, small
bathroom with toilet and shower. Over the solid internal staircase one
can go to the second floor. There are wide corridor, terrace and one
bedroom here. The villa is located on a small, sunny hill which
provides great views towards forest, hills and distant mountains.
Despite being empty for several years, the building is in good general
state. This is due to the solid masonry, steel and concrete structure
with concrete plates between the floors. The villa resembles typical
late 1980s socialist architectural style and stands out among all
other older properties in the neighborhood. Unfortunately at the
moment it needs some renovations and the yard needs a good cleanup.
The property borders a quiet side street passing at the back of the
house and the main road passes at the opposite end of the yard. There
one can find a driveway with quick access to the main road via big
metal gate. The garden has a rectangular shape and if cleared and well
maintained it can provide plenty of open space for additional
structures e.g. gazebo, garage, guest house, BBQ area, barn, workshop,
etc. There is also enough open space suitable for gardening or ready
to serve as playground for one`s pets. The property is one of the last
in the village and most of the other houses around are used primarily
on the weekends. There are already few foreigners living here
fulltime. The village is served by bus transport three times a day.
The buses connect the area with the seat of the local council which is
located in a small town about 15 km away from the property. In the
town one can find grocery stores and supermarkets, cinema, library,
bars, restaurants, disco, hotel, motel, gas stations, construction
material stores, general stores, hospital, dentists, police station,
fire station, train station, administrative services, kindergartens,
schools, etc. The town has regular train connections with the regional
capital city Vratsa, the national capital Sofia, the sea coast and
many other areas across Bulgaria. The village where the property is
located also has a grocery store and café-bar. They are situated about
five minutes away from the house. The main bus stop is also within
five minutes walking distance. The area has interesting places where
one can spend good times with friends and learn about the rich history
and culture of this part of Bulgaria. There are three monasteries,
two caves (one of them is among the biggest and longest caves in
Bulgaria), two big rivers, an old fortress, historical landmarks, ski
track, natural park, historical museum – all of them worth the time to
visit and explore them. The village is situated about 100 km northeast
from the national capital city Sofia and Sofia International Airport.
The distance between the airport and the property can be taken within
about one and a half hours of driving or less depending on the
traffic. Nice property with lots of potential at a fair price.
