Property Purchase is relatively straightforward, particularly for a cash buyer.
Immediately on the decision to purchase the buyer and seller meet at a Notary of choice to arrange a contract called a Konvenju or Promise of Sale Agreement. And a 10% deposit cheque is held by the Notary. Also the Notary collects from the buyer a cheque for the stamp duty and other fees required for land registry searches etc. Stamp Duty is 3.5% to 5%.
The promise of sale can last as long as 3-6 months but if a mortgage is already in hand, or this is a cash purchase, the seller and buyer can agree to complete the purchase in a short timeframe, or even immediately after the searches had been completed.
If a mortgage is required then inspections by the bank will be required and the mortgage agreed in principle. If a mortgage is not agreed then the sale can fall through, so it is a good idea to have this arranged in advance. With a mortgage the final completion meeting is held at the local bank offices.
Immediately on completion the keys are handed over.
