Features:
The property is located in the Department of Caaguazú, situated 3,500 meters
from the paved road.
It is located 10 km from the urban center, which offers all essential services
(shops, schools, health clinic, police station, etc.). It is 190 km from Ciudad del Este.
The property currently lacks infrastructure; it features only a perimeter fence enclosing nearly the entire grounds.
An electrical power line runs close to the property.
- Mixed red soil. An area dedicated to agriculture. The property is bordered by streams at both ends.
- 40 hectares are mechanized (ready for cultivation); this represents 14% of the property (mixed red soil).
Fully arable.
- 10 hectares (representing 3.5% of the property) are located in a low-lying area along the stream border (black soil).
- 90 hectares consist of natural pasture, representing 31.5% of the total property (mixed red soil).

or per-hectare basis. Below, I have detailed the reference prices:
1. Estimated Costs per Hectare
Clearing and Stump Removal (land with pastures or brush): Between USD 300 and USD
600 per hectare.
Clearing of Light Brush or Dense Stubble: Between USD 500 and USD 800 per
hectare.
Clearing of Virgin Forest: Between USD 800 and USD 1,200 per hectare
(depending on the amount of hardwood, as this requires heavy machinery
such as bulldozers or heavy chains).
2. Hourly Machinery Rates
If you prefer to rent by the hour (ideal for phased projects or mixed terrain), these are
the average prices, including an operator and fuel:
Backhoe / Excavator (medium/large): Between USD 40 and USD 70 per
hour.
Bulldozer (D7 type or larger): Between USD 80 and USD 120 per hour (used for
uprooting trees).
3. Mechanization and Land Preparation (Subsoiling, Plowing, and Leveling)
Once the land has been cleared—to render it suitable for agriculture—you must add the
cost of mechanization:
Subsoiling / Heavy Disking: Between USD 35 and USD 60 per hectare.
Liming and Soil Correction: The cost varies depending on the inputs required and the
prior soil analyses, which can be performed at specialized institutions in the region.
4. The construction cost per square meter (for houses, buildings, etc.) in Paraguay
ranges between USD 350 and USD 1,200, depending on the type, quality, and complexity of the
project.
5.The approximate construction cost for a perimeter fence (rural fencing):
- The total price, including labor and materials, would range from $7 to $15 per linear meter.
